Our Step by Step Procedure
At Paul L Kirk Pty Ltd Construction and Design we take great pride in designing custom built homes as well as renovation & additions. We know your home must be functional, beautiful and sustainable.
Step 1: Client Brief
At Paul L Kirk Pty Ltd we begin the building process by listening to your needs, aims and expectations for your home. A client brief specific to meeting your desired criteria ensures our collaborative building process begins with clear, articulated communication – essential for all successful building projects.
Step 2: Site Inspection
Our designer will meet with you to obtain knowledge of site requirements and will specifically consider:
- Your client brief;
- Your proposed building budget
- Your proposed building schedule
- Sustainable building practices with particular regard to home energy efficiency.
From this meeting you will receive a Design Schedule and fee proposal.
Step 3: Concept Plans
Concept plans are used to gain pre-building estimates as well as pre-lodgement meetings with your local council.
Concept plans are customised to your individual needs as described within your client brief and to your sites building requirements.
Step 4: Development Application Plans
Development Application Plans include detailed floor, external elevations and cross sections. Development Application plans are used to obtain final building estimates and Council approval for your home.
Step 5: Council Development Application & Certifications
Paul L Kirk Pty Ltd submits your plans to your local Council for the Development Application. Inclusions are site plans, floor plans, site analysis, elevations, sections, statements of environmental effects and shadow requirements. Paul L Kirk Pty Ltd will also submit all appropriate documentations and directly liaise/consult with the Construction Certifier.
